Ag valuation in Wise County

Running cattle, cutting hay or farming instead of managing for wildlife? These are the Wise County Appraisal District’s published standards for the 1-d-1 agricultural valuation. More than 5 acres, not counting the homesite (more than 6.01 acres when improvements are on the land). The guidelines list 15–25 acres per animal unit on native pasture in one place and 20–25 in another.

Minimum acres5 acres
Minimum animals2 animal units
Improved pasture5–10 acres per animal unit
Native pasture15–25 acres per animal unit
HayCropland/improved pasture: small grain and sorghum hay planted annually; grain combined or hay baled for at least one cutting. Improved pasture (coastal Bermuda, Klein) usually baled spring/early summer if not irrigated. Cropland requires supplemental fertilization. Typical field minimum 5 acres. No cutting count or bales-per-acre standard stated.
LeasesCopy of the written lease with the application. For an oral lease, the lessee provides a letter stating kind of ag use, number of livestock or acres planted, lease duration and lessee contact info. Lessee must have enough contiguous land (owned or leased) to meet minimum size.

An animal unit is one cow (or cow-calf pair); a horse counts as one, and about five goats or sheep make one. See what Texas requires for ag valuation and the standards for other counties. Your appraisal district has the final say, so call them if anything here doesn’t match your letter.
